Herman leads Houthoff's Real Estate practice group and advises on a wide range of real estate transactions (share deals and asset deals), real estate financings, and area (including inner city) and project development. He also advises on the set-up of development and investment structures. Moreover, Herman advises on property law structuring (apartment complexes, ground lease contracts, building rights) of real estate developments and projects. His clients are international investors and large Dutch investors and project developers.

  • Advised LCN in connection with the disposal of their office building.
  • Advised Weesperplein 6 B.V. (State Street) on the acquisition of the Borneo office building in The Hague by means of an asset deal.
  • Advised BPSA in connection with the acquisition of the Las Palmas mixed-use building in Rotterdam.
  • Advised Time Equities Inc. on the acquisition of  the freehold of the building ' t Hert in Arnhem by means of an asset deal. 
  • Advising Hoorne Vastgoed BV and Hoorne Vastgoed Ontwikkeling BV, a seller and a developer, respectively, on the sale of two distribution centres in Alkmaar.
  • Advisied State Street on the purchase and acquisition of the Maincourt office building in the Amsterdam Sloterdijk business park. Maincourt is fully let to Bouwinvest and the purchase price was more than EUR 24 million.
  • Advised Hansainvest Hanseatische Investment GmbH on the sale of 'The Monarch Tower' to Credit Suisse Asset Management Global Real Estate. The tower is situated on a prime location in the Beatrixkwartier in The Hague, the city's central business district.
  • Houthoff advised TH Real Estate on the acquisition and financing of a modern logistics complex in Rotterdam (Maasvlakte II). This is the second acquisition for TH Real Estate's European Logistics Fund. The vendor is selling the property in a sale and long-term leaseback transaction. The property comprises two buildings, dating from 2008 and 2016. It has a total lettable area of 39,500 square metres, most of which is laid out for the storage of hazardous goods.
  • Assisted Heimstaden AB with the indirect acquisition and financing of 9,544 residential units in the Netherlands at a purchase price of EUR 1.4 billion. Through this acquisition, Heimstaden has become the third largest private residential property owner in the Netherlands. This is the largest real estate transaction ever in the Netherlands in terms of the number of housing units.

  • Houthoff advised Sligro Food Group N.V. with the proposed acquisition of the shares in Exploitatiemaatschappij Wheere B.V. by Sligro Food Group Nederland B.V. This will include the activities of Vroegop Ruhe & Co B.V., consisting of food wholesaler De Kweker, Vroegop AGF and freight company L.A.J. Duncker.
  • Assisted Van Gelder Groep in the acquisition of W. van den Heuvel en Zoon Infra, a company specialising in Lightrail construction. W. van den Heuvel en Zoon Infra will continue operating as a stand-alone business, whereby one of the selling shareholders will act as the business manager.
  • Houthoff advised Gramercy Europe Limited on the acquisition of a distribution centre in Helmond. The property comprises approximately 26,874.9 m2 distribution and office space and parking places.

  • Houthoff (co-counsel to Kirkland&Ellis and Dechert LLP, M&A, VDD) advised Wyndham Worldwide Corp on the sale of its European vacation rental business (Landal part) to private equity firm Platinum Equity for approximately USD1.3 billion.
  • Together with the VMRG, the branch organization for facades, Houthoff has developed the very first lease-based agreement whereby the facade of a building remains the property of the facade builders after delivery by way of a right of ground lease. A right of ground lease has not been used in such a way before. This means a breakthrough in the circular facade economy.

  • Houthoff, jointly with Kirkland Ellis LLP, assisted Global Logistic Properties in the acquisition of the European logistics business IDI Gazeley. Global Logistic Properties, a Singapore-listed investor, acquired IDI Gazeley from Brookfield Asset Management, the world's second-largest real estate fund manager. The transaction value amounts to approx USD 2,8 billion.
  • Assisted UBS in the acquisition of a large block in the inner city of Leiden (Catharinasteeg), comprising the redevelopment of a great number of monumental buildings and new retail space. The complex also comprises a substantial amount of residential units.
  • Assisted La Française with the acquisition of the TomTom building from Real I.S. The firm also assisted La Française with the financing and tax structuring for this transaction. This acquisition incudes the shares in the company that operates the heating and cooling installation that services the TomTom building as well as other buildings in the vicinity. The property structure of the complex includes building rights, ground lease and apartment rights.
  • Assisted Credit Suisse with the sale of the ING Bank office in Amsterdam for EUR123 million to Blackstone. This completed the Dutch part of the liquidation of the CS-Euroreal and CS-Property Dynamic Funds, including 15 buildings throughout the Netherlands with an accumulated value of over EUR500 million. Houthoff Buruma handled the whole of the liquidation of CS-Euroreal.
  • Assisted KanAm Grund with the liquidation of the KanAm Grundinvest Fund, consisting of six properties with a total value in the Netherlands of over EUR260 million.
  • Advised Rabo Vastgoedgroep on the very complex (re)structuring of the real property right aspects of the multi functional complex De Rotterdam, the biggest multifunctional building in the Netherlands. Subsequently, we advised Rabo Vastgoedgroep on the sale and transfer of the office towers and the hotel. This sale and transfer was one of the largest Dutch single asset transactions ever in the Netherlands.
