Houthoff recently advised on the acquisition of the shares in the IEF portfolio by a consortium led by CBRE Global Investors (three institutional investors from the Netherlands, plus CBRE Dutch Retail Fund). IEF is a joint venture formed by Bouwfonds Investment Management and IEF Capital. The portfolio consists of 31 Dutch retail properties (mostly flagship stores), including the well-known Dutch retail chains HEMA and de Bijenkorf. The deal was valued at more than one billion euros. As well as overseeing the share purchase, Houthoff was also hired to advise on the financial arrangements by the banks financing the deal: ING, ABN AMRO and BerlinHyp. In all, Houthoff had a team of more than 50 staff working on the deal.
Houthoff collaborated with BBC Bouwmanagement, Basis Bedrijfshuisvesting and Biltmore Vastgoed Consultants to assist Patrizia Immobilien with the purchase of 164 apartments under the name Oranjekwartier from Bouwconsulting Beheer. The purchase price of the complex was EUR 66 million.
Oranjekwartier, which is located on the Koningin Wilhelminaplein in Amsterdam, consists of three residential buildings and has been fully let. Patrizia had purchased the residential complex under instruction from two institutional investors who wish to retain the units in the long term. Oranjekwartier's developer Bouwconsulting Beheer handed over the complex in 2009.
Oranjekwartier has a total surface area of 18,000 m2, divided into three buildings. Buildings A and C have a retail area, a restaurant and a crèche on the ground floor. The apartments range between 90 and 150 m2 and feature fully equipped kitchens. The residential towers are situated next to the Westlandgracht and close to Oud-Zuid.
Advised 15 banks, including BNP Paribas, Crédit Agricole and HSBC on the USD4.4 billion project financing to Oyu Tolgoi LLC. The Oyu Tolgoi mine is one of the largest copper and gold mines in the world and is located in Mongolia.
Houthoff advised IVG Institutional Funds GmbH on the Dutch part of the sale of one of its Pan European office portfolios to a fund managed by Ares Management. The portfolio consists of 30+ buildings in the United Kingdom, France, Belgium, Finland, Spain and the Netherlands. The Dutch part of the portfolio consists of 18 office buildings and represents a substantial of the portfolio value. The transfer of the buildings is expected to take place in the third or fourth quarter of 2015.
Advised CBRE Global Investment Partners, part of one of the world’s premier, full-service commercial real estate services and investment companies, on setting up a Dutch fund targeting European co-investment and joint venture strategies, having raised a total of USD 840 million of equity sourced from six investors.
